Architectural Control Committee

Living in a master-planned community with architectural rules designed to give the neighborhoods long-term quality and consistency means you’ll likely have questions. To help explain why Chenal Properties' communities have these guidelines, and how they work, we have created the following answers to frequently asked questions.

Q&A

  • The ACC is a committee of professionals that reviews and approves plans and improvements throughout the development.

  • The ACC has experts in the fields of architecture, landscape architecture, civil engineering and real estate. With this kind of expertise, the committee can make suggestions and comments that can help the homeowner make decisions on their improvements that can save on cost or even improve their investment.

  • Any changes or alterations to the exterior of a home or to the property must be submitted to the ACC for approval.

  • The ACC helps to protect property owners’ investments by limiting poorly done or non-compatible improvements. For example, if your next-door neighbor decided to paint their home bright pink or purple, the committee would not approve that request.

  • It’s helpful for the applicant to have plans ready when they submit the application form. Homeowners can contact a member of the committee prior to the full plan submission for feedback, and photos, images and sketches of plans may be submitted for a preliminary review. And always get your plans in ahead of time so there is time for the process.

  • Do I have to get approval to repaint my house? The answer is - you don’t need approval if the house will be the same color; but yes, you will need approval if the color is changing.

  • This comprehensive review of plans and alterations, with the community-wide design standards in mind, helps real estate values stay consistent while also creating an inviting, well-built community for future buyers.
